Six steps, from bare plot to open door
Most of the people we build for live somewhere else. The process is shaped around that: every stage visible from a distance, and your feet on the island only when you wish them to be.

Consultation
It begins with a conversation — in Paros, in Athens, or across a screen. We listen to how you mean to live in the house, or to run it, settle a budget range and an honest timeline, and tell you plainly what this island will and will not allow.

Plot & feasibility
Before a single line is drawn we read the ground: contours, building coefficient and setbacks, where the sun crosses, where the sea appears, how you reach it and what services come to it. If the land is still to be found, we look with you.

Design & permits
The architecture, the structural and mechanical studies, and the full permit file, prepared and lodged in your name. Nothing is filed that you have not seen — from the first sketch to the drawings the builders will hold.

Construction
Our own engineers hold the site: island crews who have built for us for years, materials chosen and approved, daily supervision, and photographs each month so the house rises in front of you from wherever you are.

Handover
We hand over a house that is finished: furnished and equipped, the garden planted, every system commissioned and tested, and all the paperwork gathered in one file. You arrive with a suitcase.

After-care
The house is not left alone once you have the keys — maintenance, opening it in spring and closing it in autumn, and, if you mean to let it, help with the rental licence and the running of it. Property management services [TBC: confirm scope].
