Residence through property
Greece's Golden Visa grants a five-year renewable residence permit to non-EU nationals who buy real estate above a set threshold, with no minimum stay requirement. It covers the investor's spouse and dependent children and allows visa-free travel in the Schengen area.

Lawyer
Appoint an independent Greek lawyer. They check the title, permits and encumbrances, and can act for you by power of attorney so you need not be present at every step.

Tax number and bank account
A Greek tax number (AFM) is needed to buy; your lawyer obtains it in a day. A Greek bank account is used to pay the purchase price and taxes.

Notary
All property contracts in Greece are signed before a notary, who drafts the deed, verifies the parties and collects the transfer tax.

Land registry
The signed deed is registered at the local cadastre (Ktimatologio). From that moment the property is yours.
Short-term letting requires registration in the tax authority's short-term rental registry and a registration number displayed on every listing. Several of our completed properties already operate under licence; we can help you set this up and introduce local management. We do not publish rental figures.

Can a non-EU citizen buy property on Paros?
Yes. Citizens of any country can buy property in Greece. Some border and island areas require a routine permit for non-EU buyers; your lawyer handles this as part of the purchase.

What are the purchase costs?
Transfer tax or VAT depending on the property, notary and land-registry fees, and legal fees. Your lawyer will give you a written estimate before you commit. We do not publish figures because they change with the property and the year.
Can I rent the villa out when I am not there?
Yes, with a short-term rental registration (AMA number) from the tax authority. Some of our completed properties already operate under licence. We can help you set up the registration and connect you with local management.
Can I buy a plot and have Seaside Land build for me?
